According to Affin, it is A Flexible Plan To Finance Your Business Premise.

It is for Financing / refinancing / subsale.
Can combine term financing and overdraft
It is applicable to individual(s) (includes sole proprietor and partnership only)

Below is the terms & conditions for Affin Biz Solution Plus

  1. This financing package is applicable for property value of RM200,000 and above
  2. Margin of Finance (MOF): Up to 85%
  3. MRTA Financing: 7%
  4. (includes MRTA & loan agreement stamp duty, legal & disbursement fees plus miscellaneous charges).

Tenure: 30 years of up to the age of 65 years, whichever is earlier

Retention or Lock-In:

a) Applicable to settlement within 5 years from date of first disbursement
b) Penalty amount – 3% of original loan amount if redeemed within the 5 years

Affin Home Assist Plus

Affin Bank says they can help you with Affin Home Assist Plus? How much are they offering? Read this article to find out more.

It is for financing, refinancing and subsale of completed residential property with value below 200k. Which means you can’t get it if your house worth more and it is only applicable for individual(s)… which probably mean a single person or a two-person deal.

The same as the previous plan I discussed before, which is Affin Home Extra Plus. Maybe that’s how people are attracted to this scheme.

Of course, if you have excess payment with them, you can redraw it and this scheme comes with terms and conditions. Margin of finance is up to 85% with MRTA financing can be included at 5% of the deal (same as the Home Extra). Tenure?

Still the same and use the term whichever is earlier. Retention or lock-in is applicable to settlement within 5 years from full disbursement. Penalty can amount up to 3% if redeemed after 3 years and within 5 years time. You can also get penalty amount as much as 5% if redeemed within 3 years.

Skim Pinjaman Anggota Tentera

Nak tahu bagaimana untuk meminta Skim Pinjaman Anggota Tentera, di bawah ada caranya.

Ia terbuka kepada anggota tentera lain-lain pangkat yang bakal bersara dari 6 bulan hingga 36 bulan (mengikut TTP terkini semasa permohonan) adalah layak untuk memohon.

Pinjaman maksima RM50,000 atau 80% daripada jumlah caruman ahli (yang mana lebih rendah).

Dokumen yang diperlukan ialah:

1. Salinan Kad Pengenalan Tentera (depan dan belakang dalam kertas bersaiz A4) (3 salinan)
2. Penyata Gaji Terbaru (3 salinan)
3. Penyata Kira-kira Wang Caruman LTAT (3 salinan)
4. Butir-butir Kursus Peralihan atau Surat Kuasa atau PERBAH II (3 salinan)

Affin Home Extra Plus

I rarely heard about Affin Bank but they do have some plans for people who want to buy home. It’s called Affin Home Extra Plus. (What’s with the naming scheme? I always thought extra and plus is the same thing. Oh well…)

It can be given to Affin Bank’s existing mortgage borrowers, who has paid off by at least RM20,000 from the original approved limit of the existing mortgage loan. (Maybe it’s not for people who does not have any mortgage with Affin).

For personal use and investment (The interesting part is the investment part. You can use it as an investment vehicle too.)

It is applicable to individual or partnership.

According to Affin Bank’s website, you can save overall interest cost with DAILY computation of interest and payment in excess of loan installment amount. You can also redraw of excess payment if you have any.

Some things you need to remember about Affin Home Extra Plus is that the minimum amount of loan you can get is RM20k with a maximum of RM1 million. If you have property with a value of RM200k and above, you can get this loan. The property you want to get loan for should be completed.

You have margin of finance of up to 85% inclusive of existing mortgage loan outstanding with tenure of up to 20 years or 65 years old, whichever is earlier (I hope someone would say whichever is later because that means I can spread my payments longer). And yeah, you can take up Mortgage Reducing Term Assurance (MRTA) to ensure your family is protected.

Affin Home Solutions Plus

This is a house loan provided by Affin Bank. It is for property value of RM200,000 and above, financing margin up to 95% including MRTA, you can repay the money back in 45 years or when you are 75 years old, whichever is earlier.

Objective of this loan is to:
1. Help manage finances
2. To help finance your home
3. Offers flexibility on repatment and savings on interest.

You can also opt for flexi package which allows combination of term and overdraft financing. If you are going to talk to Affin Bank about this loan, there are several tips that you can use to determine whether it is the best program for you.

1. Calculate the total loan payments yourself. You need to know how much money you wll be paying to them. You also need to know the penalty you will be charged if you prepay for the loan. Some banks charge a substantial amount for penalty.

2. Make sure you have a good credit history. Banks check your background before they give you their money. Always pay your credit card bills and don’t change your house address frequently.

3. Set aside 15% of your property price so that you can make monthly payments even if you are out of job.
